Lien Searches
We procure lien searches from cities and counties statewide, and are able to resolve on your client's behalf, any items that need further resolution.
Estoppel Letters
We obtain Tenant, HOA and Condo estoppel letters, obtain clarification for items that are not Clear or are missing from the estoppel, procure minutes of 1 full year of board meetings, obtain the declaration of condominium along with any amendments thereto and obtain affidavits of sufficient funds, when necessary.
Permit Assistance
We close open, expired and canceled permits,
coordinate repairs and improvements with licensed contractors and/or handymen, communicate with City officials, provide the applicable paperwork, coordinate and attend the inspections and navigate all of the complexities of the permitting process.
Certificate of
Re-occupancy
We obtain certificates of re-occupancy on behalf of sellers, and provide assistance with repairs or
improvements that are required to obtain such
certificate.

We provide online and mobile notary
services for US citizens and residents as well as
foreign nationals.
HOA & Condo Application
We gather the necessary information to apply for
approval, prepare the application, coordinate the
interviews and follow up with the association to ensure the approval is delivered to the closing agent before the anticipated closing date.
Lien Violations
We obtain payoffs, obtain information regarding
compliance, provide assistance in coordinating
repairs and improvements with licensed contractors and/or handymen, and communicate with City officials until the violation is in compliance and the payoff is obtained.
